Is this a complicated process?
Not at all. Start by filling out the “Sell Your Land” form for an all-cash offer. If the offer is satisfactory, I will send you a contract for you to fill out, sign, and return. Finally, I prep deed/closing documents and once a closing date is set/documents signed, you get funds wired to your bank account. This process can take place in about 2-6 weeks.
Are there any obligations with receiving an offer?
Absolutely Not. My offer is 100% free and carries no commitment from you. Additionally, I can send an offer in a few different ways depending on your preference (email, text, phone call).
Are there any hidden fees with selling my vacant land?
Nope. I will handle the entire process which includes document preparation (contracts, deeds, etc.), recording the deed with the county, and closing cost. I work directly with the land owner and pay cash upon closing. No need for realtors as there are fees and they are expected to make commission around 10% on vacant land transactions that otherwise can be handled directly.
What if my land property has back taxes?
What’s important is you will NEVER have to spend any of your own money to sell your land property to me.
In the event your land property does have back taxes or dues, these costs will be negotiated as part of my offer prior to reaching an agreement. In the case that money is owed in back taxes or dues, those amounts can be deducted from the final closing price. In some cases, when the back taxes or dues are minimal, I will cover them in advance to make the process simpler and easier for you.
What if I do not have a copy of my deed to the property?
Don’t panic! I will prepare a new deed for the purchase of your land property and won’t need you to provide a copy of your deed. I can acquire most, if not all, of the documents we need from the county offices to complete the purchase, so it won’t require much effort on your end at all.
